Rights on GPA on expiry

my father has purchased a revune land form a person since there was no registration.. that person was GPA holder.from the land lord... he made AGREEMENT CUM GPA REGISTERED to my father and acknowledged receipt of total consideration...so my father was 2nd GPA holder..now my father expired the property is not registerd now whatz the procedure... can my mother.. register the property...???
we got the posession and ULC clearance /LRS In our favour.
Any other way if the GPAholder refuses to register or demands big amount.

Dear Kiran

Your father is a agreement holder for purchase of the property. He cannot be a GPA Holder as a GPA Holder cannot further delegate his GPA to another person. Since your father is a agreement holder of the property, you and your mother being the legal heirs can ask the GPA holder or the original owner of the property to execute the sale deed in your favour. Please note that only Sale Deed confers title on you and not any agreement or GPA.
