Dear Team
I and my wife are residing alone from last 20 years
We got divorcé around 5 year back. My son who is around 30 years old is residing with his mother. From last 20 years.
My father has a house which was transfer to my mother after his death . and after my mother’s death the house got transferred to me.( my father got the house from his father)
1 Can my son claim any rite on this property if yes then how much.
I have another property which was purchased by me by my own savings. . Can my son or wife have any rite on the property Regards

if i publish any noticfication in news paper will it help me coz i dont have any contact witth my son from last 10 years and at present he is in usa
and i don't want contact him.
i dont have any problem for paying the amount to him.
if i m ready to pay then also can he stops me to sell the property

Both your son and sister has 1/3rd share in it along with you.
However neither of them has any share in the property purchased by you.

obtain your son consent before sale of ancestral property . you msut be having his email id . send him a mail

You state that your father inherited a house from his father then if your son was born in the life time of your father then he does have a coparcenary share in that house along with you and others.
You are absolute owner of the second property in which your son can not claim any right against you during your life time.

if you dont want to contact your son dont sell the property . always take legal precautions . if you want the money swallow your ego , contact your son , obtain his consent then sell the ancestral property

Publication in the newspaper in India won't help you as you already know that your son is residing in USA. Your son is absolute owner of his share which cannot be sold by you. You require his involvement in this matter.

Basically this forum can give advise on law and can give no advice to satisfy ego which you appear to be nurturing so hard.
You have been advised well by all experts above who believe that you cannot deprive your son of his share in property.
You are discussing only about notice and not of the contacts of the same you propose to advertise. You are more interested to publish a notice in paper rather than understanding that 2+2=4.

My son's mother is in india .(lucknow where property is exist)
so if i publist the add in newspaper ststes that "states that i m going to sell my ancestral property .if any one has any claim he should claim it with in a month . if no one will come to abject it his rite to not to sell this property will be ended'
and after publishing add i sell the property what can happen with me in a worst case.
