if boundaries of a property wrongly mentioned in the sale deed, whether it is maintainable ?
binding on the third party ?

If you know the such boundaries are added as a error then it is advisable to rectify the same under rectification deed. Yes it is maintainable also binding on all parties.

Right in rem do not exist if the seller himself had no right. it is right in persona ma, and if aggrieved, you can claim compensation, or go for cheating as he sold, what he do not own.

Rectification Deed is the only solution with specific reply that the recital of any document binds only parties to the document and not to third party as rightly opined by prabhakar singh.
