I have already registered my sale deed but the panchayat has asked me to make changes to it by updating the house Num as per their records. The seller is not present here. Is the seller needed to register the sale deed once the changes are made.

Dear querist, Seller has to attend to execute rectification. If any seller is no more then the legal heirs of the seller has to execute rectification.

A rectification or declaration deed needed and the seller or vendor should present in the Registrar Office. Alternatively you can file a declaration suit in Civil court and in absence of seller you can get an ex-parte decree and submit the same at Panchyat Office.

You can talk to Panchayat offficial as well to carry out change in name based on registration of sale deed for the cited property. Seller will convey the details as appearing in the sale deed/title. Door no. changing is a continuous process adopted by local authorities which has no direct bearing on the title. If this effort fails then you can resort to above suggestion of experts.
