Duplicate Copy or copy of document could be obtained by any one and it has got No legal Value.If at all the Original is Lost first the police complaint and News paper advt to be given and after some time that is after obtaining police report as untraceable you should approach the Court and Court will Issue Notice to concerned Registrar and the Registrar would confirm in the court whether any Transaction had happened after that Sale Deed.Basing on their Statement the Court would Endorse the Copy of document and it would be treated as original then on wards.

Only the actual Purchaser Or his/her Legal heirs could initiate the above procedure by producing the Legal heir certificate obtained from concerned Authorities.
