Sale deed & gift deed

(Querist) 17 March 2013 This query is : Resolved 
Hi, My name is Vijay Kumar M, in 2006, I bought a property(land with house). House owner has given me a sale deed. On my request he has also given me a gift deed for the same . I could not register the same as I was traveling on job routine and transfers. Now the house owner has applied for registration of the house and registered it his on his Name. I understand that gift deed is null and void at this point as its not registered. Please let me know if I could proceed for legal action against him and does the sale deed stand good in this case..Please help.

"What I understand that you bought a property with house paying consideration to the seller who executed a sale deed in your favor at sub-registrar office."

Tell have i correctly understood your sentence??????

THEN YOU STATE"On my request he has also given me a gift deed for the same I could not register the same as I was traveling on job routine and transfers. "

To this part your sentence my mind fails to think why you requested him to gift you a property that he had already sold you by a registered sale deed?????????????????

IN MY OPINION IF YOU HAVE A REGISTERED SALE DEED DULY EXECUTED BY HIM IN YOUR FAVOR THEN SUBSEQUENTLY NEITHER HE HAD ANY RIGHT TO GIFT NOR WAS THERE ANY OCCASION FROM YOU
TO ASK HIM TO EXECUTE GIFT.

THEN IN MY CONCLUSIVE OPINION IF YOU HAVE A REGISTERED SALE DEED DULY EXECUTED BY HIM IN YOUR FAVOR THEN YOU ARE OWNER .HE REMAINS NOTHING.

I agree with the doubt raised by learned seniors on the execution of two deeds for the same purpose.

How a owner (though he is now previous as per your query after making a sale-deed in your favour)can get the registered sale-deed again in his favour without your involvement?
