Sale deed scan misuse

Hi..I have been trying to dispose one the sites I own.To prove the authenticity of the deal,many a times individuals/brokers have asked for sale deed copies.Xerox Copies and scans of my sale deed are now internally distributed to many brokers and now I am fearing misuse of these documents by the brokers..I have still been unable to sell the land because of local brokers warding off any potential buyers saying we have promised to sell the land to them and show them the sale deed copies and send back buyers..Can the brokers actually misuse the scan or xerox?Could someone please suggest/help me.

place your advertisement in newspapers . there are number of real estate sites like magic bricks .com wherein you can lace your ad. then you would be able to contact the buyers directly and ward off local brokers .
the reason why you are unable to find buyers is because of economic slowdown and artificial high prices . don't fear issue of Xerox copies

Photocopies are not title deeds, can not be misused.

While xerox copies can not be fraudulently misutilized the same thing can not be said
with equal certainty for scan copies while reportedly even fake currencies have been heard to have been made with help of scanners.

A photocopy has no legal sanctity and thus has no evidential value.
