Sale deed with wrong father's name

Dear Experts ,
With warm regards I want to put the question before you that I has purchased lands from one lady whose father's name is X. But in the sale deed her father's name is written as Y. But her husband name is correct. But the ROR does not in the name of X with her husband's name. The name of the father of the witness to the sale deed is also not correct. The sale deed has been registered in the year 1971. The sellor-X is dead now.Can the property pass to the buyer? The legal heirs of X have already filed a suit for partition .Is the sale deed effective? please comment.

Whether the Legal heirs claiming the partition in same property.You explain every thing to the buyer and if he is ready you could go ahead,if you are going to sell the same.Otherwise challenge the suit of Legal Heirs with good Advocate.The Rectification Deed now will be difficult.

what were you doing for 40 years ? if for 40 years you never bothered to verify the contents of sale deed it is too late now . seller is dead .Deed of rectification ought to have been executed by seller .

approach legal heirs whether they would be willing to help you out now .

Defending the suit with the help of a good lawyer is the way left if the legal heirs of the seller does not cooperate in the situation.
