Sale of property through notarized gpa in delhi

Hello,
I am selling my flat which is registered in Registrar office in Delhi. However the buyer is insisting on selling the flat to him through notarized GPA. Could you please tell me whether I may face any problems in future if I sell it to him on notarized GPA?

A notarized GPA is not valid as in Delhi there is SRO in Delhi.

No, sale deed can't be registered on basis of unregistered/notarized poa.

Dont allow such practice, it is illegal and invalid.
Instead of getting into legal consequences at a later stage you can refuse to sell it to him whatever attractive price he may offer now.
