Search report for a flat

Dear Sir,
from where can i get a search report for a particular flat which i have bought. Builder is giving me the search report for the land on which building is build. Flat is new but was vacate for a year after ready for possession. i require it to submit to the bank for loan purpose, they have kept my cheque on hold only for this purpose.
Should i approach a lawyer for this purpose and ask himj to prepare for a search report.
please help me in this.

A search report can be obtained from an advocate who will conduct a survey of the title of the property by visiting the office of the registrar. Such an opinion reduces the chances of getting into a legal dispute at a later stage and stops one from getting caught into a fraudulent or disputed transaction.

Yes get title clearance certificate from an Advocate.

Ahmedabad and Arungiri both are right contact local laywer, if possible find out advocate who is on panel list of your bank and obtain TCR from him after due procedure of Title Clearance.

Dear Sir,
i have submitted the search report to the bank. now the problem is the search report is for 2010-11 with the official recipt for the same and the bank loan legal dept.s is asking for the search report for the year 2008-09 when the building got completed alongwith this report. i spoke to the advocate who from whom i did the search report process. she said there hasn't been any transaction on the said flat before i got it registered. she spoke the a person for loan dept. but not the legal dept. and explained him the same. After the chat she give me the new copy of the search report adding these lines to it.
' i hereby certify that there hasn't been any transaction on the said flat before Oct. 2010'.
this is the month when i registered the flat. i think this should suffice there requirement but still HDFC legal team is taking time to pass my cheque. If they don't think this is sufficient then what should i do. it is like the hole report is fake.
