Sir, I am my brother are the heirs of my parents house. can I sell my share of the flat to someone? What is the process to do so.

Are you Hindu? is the property self acquired by your father or ancestral? how many legal heirs? If you and your brother are legal heirs, you may sell your 1/2 share property to others. the document shall be prepared by an experienced Advocate or Document Writer.

Whether you have demarcated your share in the flat for endorsement in the sale deed and handing over actual, physical and vacant possession of part of the flat to the vendee / purchaser ?

Unless the property is in your name you can not sell. If all legal heirs agree to sell yes you too can.
