selling land-duration of the agreement

hi,
recently i tried to sell a land. i came to know that if i enter into an agreement the buy for selling the land, they keep upto 3 months of agreement for paying the cash(which is practiced in tamilnadu). more shocking to me is if they couldn't pay the money within 3 months they can take time upto 3 years. is this true. help me

Are you mentioned any condition or fixed time in that agreement?
If you mentioned, before a month, you inform your willing and readyness through registered post with acknowledgement to the purchaser. In the mean time the puchaser try to give any further payment you don't accept. If you receive the part payment after end of the 3 months and after send a notice by you, the time for the agreement has been extend 3 years from the date of your re-sign. if any reply or action did not given or taken by the purchaser, you may file suit on the purchaser
As per limitation act, time is essential of agreement.
so,please you don't receive any part payment or further payment after the agreement date and be aware to sign or before receive cash.
