Selling property by power of attorney

I have a power of attorney since 2001 for a plot no 57 to sale.
The patta of the land renumbered by settlement camp recently hall plot no 49.
now I am willing to sell the same landed property with the above said POA. If my POA will be applicable/valid for present sale registration.
please guide me about this matter

(1) Whether the person who gave you the POA is alive now?
(2) Whether the POA is registered?
(3) Does the POA mentions about any consideration having been received from you?

Thanks for your response.
1.The persons one is my brother and other is my wife those are alive.
2. The POA is registered at same office where I selling the property.
3. In the POA not mentions about any consideration having been received from me.
4. I think the official clerk is harassing me.
Please advice me in this matter.

What does the official clerk say?
Are you not supposed to give the sale proceeds of the property to your brother and his wife?
Why you did not sell the property all these 15 years?

The official clerk says
1.Once the settlement camp issued new patta now you can sell the property with new plot nos. when local tahasildar saying they are not received all new records from setlement.
2.I am supposed to give the sale proceeds of the property to my brother and my wife. the properties are in joint name of my wife and my brother which are being sold in fased manner during last 15 years and this time a part of the said property is proposed to be sold due to want of fund to be utilised in our joint business
(me and my brother)
3. taking advantage of my acute need of money the concerned clerk is delaying the registration with some pleas and to extract money as envisaged today from his verson.
in this connection we seek your legal advise which could help us to sell the property early.

Point No.1 seems to be the issue. You have to pursue this. Or consult a local lawyer to over come this problem as he may be aware of the local requirements.
