Settlement deed property whether needs again registration

Hi Experts
Sirs

Through settlement Deed received two family properties in different location of same state in one document. My question is
1. Is settlement deed registered through sub-registrar office is enough? After that any process need to be done to make it a pucca document.

2. Two properties are clubbed in one document. How can I have independent document?

Registration of Settlement deed in the office of Registrar is more than sufficient but its mutation is required to be entered at the particular revenue/municipal office as per local procedure on the basis of the registration.

Mutation shall be a separate document otherwise settlement deed is one as told by you.
