Shop in a commercial mall in up

I booked, about 3-4 years ago, a commercial shop in a mall being built by one of the top builders in UP. The mall is now complete and the shop is ready for possession. I have paid 100% of the cost of the shop. But suddenly a dispute has come up between the builder and the land owner. Land is owned by a private person and does not belong to the builder. There is some sort of payment dispute between them though have no idea on the exact issue.

I would like to know if its better for me to get the shop registered ASAP or wait till the dispute is over. I have paid 100% for the shop (in installments).

So the question is, am I safer by registering the shop in my name or wait or its possible that the registration may become invalid or can't be done at all. Is it possible that the registration can be cancelled later on by builder / land owner / registrar / ...?

I suggest you to get registered your shop and take its possession as practically, land owner and builder shall have to reach to an amicable solution a day or other so why to lose a golden chance to get possession when you have already incurred 100% money thereon. There is no chance of cancellation of registration in general cases.

Engage local lawyer, and ask him to check papers relating to that property and any agreement between land owner and builder, if any. and what is the claim of that land owner. if his opinion is positive then you go for registration.

If there a dispute between owner and builder don't worry about them you just file consumer case against builder and owner and also seek appropriate compensation for the delay.

Get the shop registered in your name and let them fight with each other.
