Should i purchase plot from gpa holder without owner consent

(Querist) 21 March 2014 This query is : Resolved 
Respected Sir,

Can I buy a plot from a Seller having Power of Attorney in his name.
He says he can do the execution of registry himself. He have given photo copy of GPA & Farad land record for checking. He have not done registery for the sake of spending on stamp duty etc.

Please guide me how to be safe and do important checking before buying that plot.

whether GPA is registered ?

Relationship of attorney holder with owner ?

State law regarding sale of land ?

category of land?
take the help of lawyer.

It is full of risk purchasing such a property without confirming many aspects. Consult a local lawyer and show him all the documents.
