Society formation charges & conveyance charges

hi there , I am based in taloja navi mumbai.recently i bought a 2 bhk flat which is ready for possession but builder is asking 150000 more in the name of society formation & conveyance charges from every flat owner plus additional 50k for 1 year maintenance charges .that means 2 lac more which was never mentioned before .is it legal or builder is looting us .what needs to be done as builder is not ready to give possesion till we clear this amount .

The builder is asking a huge amount for the formation of society and conveyance. All owners shall not agree to such a huge amount. You shall file a case against the builder in the consumer forum.

You can lodge a complaint against the builder for refusing to deliver possession despite payment of sale consideration amount and also about the exorbitant amount demanded for formation of society.

but what if other members have already paid the amount he is asking .does society formation & conveyance deed cost that much in navi mumbai that he is asking 1 lac 50 thousand per flat ?

Are you worried about others or is your concern about you.
You should bear it in mind that when you fight for your cause the others who fell trap to this may join you to fight against the builder, now it is up to yo to decide.
You yourself do not have any clarity whereas you are demanding clarity from experts of this forum without understanding the law or the proper opinions rendered here.

To my understanding, it is for the apartment owners to join together and form the Society. The builder can, at the most, be an enabler or a mentor.
