Special power of attorney

I have a special POA that was given to someone and in it, it says that he can't sell the property but can rent it out and do whatever maintenance is required. I want to sell my property but need to know if I need to do anything with the POA. It is not on court document paper and has not been registered.

Without a registered POA wherein the constituted attorney is duly authorised to sell the property by the principal, he can not do so.

Either you personally sign the registered sale deed or provide registered GPA in favour of some other person otherwise the proceeding of sale shall not complete.

No valid sale deed can be executed on the basis of the special POA in existence as it is not only unregistered but also does not confer any power to sale.

The required sale can be executed either personally by owner or by an execution of a fresh registered POA expressly conferring power to sale.

what do you mean by above documents?

However, it would be better to take register poa for sale deed.
