Split of a room.

I am a land lord of a building situated in mumbai city . one of the residential premise (272 sq. ft. carpet) which consist of two rooms occupied by two brothers.one of the room has two doors. The rent receipt is in the name of two brothers . They had occupied this property in the year 2006.
I am in negociation with a developer to redevelop the property under DCR-33(7).
Now the tennents are forcing me to split the rent receipt to take advantage of getting 300 sq ft by each brother. I feel that splittig of receipt at this juncture is illegal / Please advise me What should I do ?.

instead of splitting the receipt ask them vacate the building, because you want to redevelop the property.

The demand of the tenants illegal. No splitting is possible.

you cnanot ask tenants to leave building . they must be tenants for number of years .
aks them to give in writing an application for splitting room .
then reject the application on basis of leagl advice obtained by you

Not satisfied with the reply.Please give your expert opinion for not
spliting the rent receipt considerig Bombay Rent act , Quoting related
sections. & high court / supreem court judgements... please

if you are not satisfied with replies then why dont you pay legal fees and obtain a written opinion in detail . there is no paucity of lawyers in india
