Stamp duty to be paid on residential property in mumbai district

Dear Learned members,
I want to know the exact amount of stamp duty to be paid on transfer of flat in a registered co-operative housing society located in Mumbai District if the market value of the property is Rs. 36,00,000 whereas the Agreement value is Rs. 38,00,000. I understand the stamp duty shall be Rs. 1,72,600 i.e. 5 % of the amount above Rs, 5,00,000 + Rs. 7600.
Request you to please inform if I am wrong or any updates in the Bombay Stamp duty act has been notified which may effect into change in amount of stamp duty.

it has to be as per Ready Reckoner rates of the property in your area

Sir,
Thank you very much for your reply. However I understand that there is no amendment in the registration charges and the same is 1 % of the Agt. Value or market value, whichever is higher subject to the maximum of Rs. 30,000. Hence the Registration charges in above case shall be restricted to Rs. 30,000 instead of Rs. 38,000.
Please correct me if am wrong

As you are already having the knowledge of the stamp duty and want just any amendment thereto so better to move ahead as desired instead of raising queries.
