Surrender of tenancy rights

X is a tenant of a shop for past 55 years with an oral agreement with land lord, he has been payinh rent regularly. Now tenant nd landlord have mutually agreed to vacate the shop for a compensation, what is legality of such compensation? Is there any agreement which can be made?

When it is mutually agreed there could be no other requirements.
