tenancy agreement

sir, i want to give my shop in agra on rent at 2000/- per month. i should enter in to 11 months agreement and should i regiister that agreement in court at agra, what other points to be included and considered in the agreement so that after the expiry of the agreement tenant does not create problem by non eviction, i don't want to take any chance because earlier i had faced lot of problem.

Mr.vishal you does not mention the construction date of the said shop,ok in my opinion if you give the shop on rent I think the minimum rent must be 2100 per month in case of old construction.11 month agreement need not be registered, its your sweet will registered it or not.One thing you must remember if the construction is very old then rent must be above 2100 per month otherwise provision of UP Act 13 of 1972 will applicable to the said shop and create problem for you.

Another option would be enter into a leave and license agreement it will be much safer in my opinion.

Vishal apart from the money u ll generate from rent i just want to make one advice.

all what my ld. colleagues suggest is fine on legal side.

but practically avoid to rent out a property....in my life i ve not seen any peaceful settlement....u dont earn much out of it rather end up paying a lot to the tenant.

m a lawyer but m also facing heat because of a tenanted property.
