Tenancy rights

Dear Sir,
I am a tenant in a 50 years old building in which there are total 40 tenents. Due to bad condition i have shifted to some other house.The landlord is not taking the rent since 5 years.The house is on my fathers name. I have send the rent through Money Order but my land lord has not accepted. Now the building is in worst condition & our landlord are not trying for redevelopment. Will i have any right if the building gets collapsed. Any other measures so that we may get our rights & the building gets re-developed.

You can deposit rent in rent controller office.
You can apply to court for repairment of tenanted portion at the cost of the landlord to be deducted from rent or at your own cost.

In case of re-development, you have definitely have right in that bilding but before that ensure your possession over their.

Dear Sir,

Adding to Above points we are not staying in the above building since last 4 years (many have left since last 10 years) as the building is in dangerous condition, therefore we don't have recent government proof (Light Bill which is minimum rental).

Also as per your suggestion we are planning to pay the rent at court.But we have heard that if we do so our landlord can vacate our house as we are not staying since long & we have no proof of possession for last 4 years.

Request you to provide Suggestion what we should do.
