Transfer of ownership house as per mom's will

My grandfather owned a large house. After his death, a partition deed was carried out between four (4) sons who were all married. Since my dad was the elder son and had expired, the partition deed was made for our share of the house in my Mom’s name. The house papers were registered at the Mumbai’s registrar’s office. My Mom expired two (2) years back. She had registered a will prior to her death. In the will she had declared that after her death, the house be transferred on my name. I also have a NOC from my married sisters who agree with the same. I have two (2) married sisters.
Currently, the house electric bill, water bill, gas bill, ration card etc. all are transfered on my name, except the house. I would like to know what are the formalities required to be carried out to transfer the house in my name.

You are required to engage a lawyer dealing in civil side and shall have to get the will probated and thereafter the probate is required to be inserted in the record of the society/municipality as the case may be.

The NOC would be of no help.
You need to execute and register either deed of release or deed of gift in your favour by your sister.

you have not mentioned whether it is a flat in cooperative society or an independent house.if it is a flat in society make application to secretary for transfer of flat in your name . Deed of rekinquishment by your sisters would be necessary .

if society insists probate of will may be necessary
