Transfer of ownership of one house

(Querist) 04 March 2014 This query is : Resolved 
one house of 50sq yrds with two owner A(father) and B (his son).

A(father) has 2 daughters & 3 sons.

father died without writing any will. Now his second son "C" wants to get that house. What is the legal procedure to purchase this house.
According to me it is undivided property.It is possible to get half of property by relinquished deed and half through gift deed.

I presume the joint property is self acquired by A and B.

since the father A passed away his share will dwelve on all his legal heirs.

so C in order to get the house, needs to get relinq.deed from all legal heirs of A and also should buy out B share or get gift deed from B .
C and B being relatves ,no gift tax attracted.
only gift deed and rel.deed stamp duty and reg.fees payable by C and get property mutation done .
