Mr. X owns a house in Bangalore. Unexpectedly, he passed away and has not done any will. Now the property has to be transferred in his wife and only son's name. What is the procedure to do the above.

Widow and son should obtain death certificate of deceased and should move an application with supporting affidavit to the municipality to replace the name of deceased by their names as they are the only legal heirs of deceased.
The municipality after due verification and charges shall effect the change in its relevant record.

Yes they now only need to mutate their names in the Register of the Municipality. Since they are the legal heirs they need no other document for inheritance.
