Hello sir Sir I took a home loan with my father as co applicant on a plot registered to my father's name.and also paying EMIs since last 5 years.remaining loan duration is almost 12 years.now my father want to transfer property to me so what is legal procedure for this .

For transferring the property in your name permission of Bank would be required. Bank may not permit any change in ownership till full loan is repaid.

Why to repeat?
It has already been suggested that;
Take lender into confidence. If you alone are paying the EMI, and have credit worthiness it may agree and/or offer you other perspectives. Your father can also think about valid WILL and preferably register it.
