I have 10000 sqft land
FSI in Chennai is 1.5. I can build 15000 sqft
I get Plan appd for 15000 sqft 3 floors each 5000 sqft.
Their is provision to build more paying to Govt for Premium FSI upto 1.75 ie 17500 sq ft total.
I build 3 floors each 5000 sqft, total 15000 sqft. When building 15000 sqft, I provide design features to raise one more floor of 2500sqft.
Can I do the flg
Take the total built area (incl future addition of 2500sqft) as 17500 sqft.
Allot 28.5% (5000/17500) uds to each built floor and sell each of the three floors transferring title of 28.5% each.Total UDS Transferred 84.5%. I retain 15.5% UDS without possessing any built floor area. I later pay to Govt for premium FSI addition of .05 & build 2500 sqft as the 4th floor, in conformity with Rules.
