What happens to property when there is death without any will left behind?

What happens to the property of deceased when no written will is left behind . He has a shop rented for over 30 years and a residential property under agreement for being re-developed.

The wife is suffering from Alzheimer & Dementia, a married daughter 33 years and her younger unemployed brother of 30 years

Who gets what share? What is the legal procedure to be completed for smooth distribution of these assets?

since deceased was a tenant on his death his legal heirs have to make application for transfer of rent receipt in name of legal heirs . it would be transferred in name of one legal heir others to give their NOC

The property would equally divided among his 3 legal heirs.

Yes the property of deceased will be divided equally among his three legal heirs {wife ,daughter and son}
