Wrong wording in sale deed

Sir,
My daughter Devulapalli Santhilakshmi on 7 th instant has purchased on flat on top flour in the jalavayuvihar in Sector 30 Gurgaon Haryana state from one Manojsarma and seema sarma and got the sale deed registered in Gurgaon. In the said sale deed two mistakes were crept in. the two mistakes are as follows.
1. the husband name of my daughter in the sale deed was written as" KASURI SAI JYOTHY" instead of "KOSURI SAI JYOTHY."
2. The above flat has got one covered parking No 394. In the sale deed it was wrongly noted as "open parking" instead of "covered parking".
Now we got a doubt the above two mistakes may cause hardship in future to my daughter and my grand children. To rectify the above mistake whether any correction deed is to be got registered and if what is the procedure. the seller may not cooperate for the correction deed hereafter. then how to do in the matter to get mistakes to be corrected. Please advice us.

You are advised to make necessary amendment in the sale deed with the consent of the vendor.

The parties to the agreement must concur to modify the original agreement by addition, deletion or rectification of any terms referred to in the already executed deed. The parties need to reduce the correction into a duly executed document. Further, they need to pay the requisite stamp duty in order to get it registered with the specified authority.

A rectification deed should be executed after mutual consent of all the parties to the main deed. All parties to the original deed should jointly execute the rectification deed as well.

In case the original deed is registered, one should get the rectification deed also registered. And pay the requisite stamp duty and registration charges as per the laws in force in the State. For general mistakes like spelling mistakes, the stamp duty and registration charges are Rs 100 each. In case the rectification deed relates to the area, the names of the parties or the extent of the property, the stamp duty and registration charges as applicable to the conveyance deed are payable.
