Building repair in chs ltd.

Sir/madam,

Residing at Mumbai suburban in CHS Ltd.

24 members are occupant in our Building .

currently , out of 24 members only 9 members are residing  & others are having 2nd home option.

Majority members have given their flat on leave & license basis & earning rent . few members have kept under lock & key.

Building is about + 49 yrs old. since 1993 , it has not been undergone for major structural repair . many cracks on pillar & beams are located. part of parafeet, chajja  portion  ,beam  are fallen down suddenly  .Really it is risk to the life of members.

neither secreatary nor members are serious . they prefer Redevelopment option & benifits.Looking to current scenerio it is impossible.

Redevelopment is challange  for us ,as our building is located near domestic Airport & near Highway.

out of 9 members ,7 members are ready for repair & taking  an initiative for extending the life of building.

17 members  are not ready to contribute money.

almost 24 years are passed away without repair.

  In the year 2009 , AGM was held and resolution for repair was passed ,however till date it is not implemented.

we had lodged complaint to registarar, BMC but invain . 

In the Jan'17 we had requested secretary for taking SGM for repair ,he refused that majority members are not contributing  their share hence it is waste of time & an energy.

Sir,

Under the Maharshtra CHS rules it is the duty of the Managing committee of your society to get the structural audit of your society building done every three years. You can make a written complaint to the Building & Factory Department of MCGM and request them to issue a notice for the structural audit for the building.
