Deed of assignment

Can any one explain me about Deed of Assignment & Which act governs it.

If some is paying ground rent of land to land lord , Whether he can transfer his rights by giving deed of assignement to other (third party) without taking concent of land lord

Sir,

It depends on the capacity under which the person holds the property, and the ageeement he has with the landlord. A person can only assign his rights in a property,provided it is specifically agreed to in the registered agreement deed.

Sir, 

      Problem is

1) Deed of Assignment is done in 1970

2) In Deed of Assignment some Judgment is mentioned and that case we tried to trace but we failed to even get record of that case . So puzzle is whether that case took place or not , I think again restart the process of search is required. 

3) That land is not with the legal heirs of person who got rights from deed of assignment but his uncle is in possession who is no ready to give possession.

4) The land  ownership is transfered from one builder to another and all builders are fighting between themself that they are cheated by previous builders. Means Builders have lost in crores on this land. and each person in chain is trying to sell the land to new builder so his locked investment he gets back

5) On Land record it is mentioned Eccumbrance (E) - in name of person who got right through Deed of assigenment 

 

What you will suggest advice for Legal heirs of those who got right from deed of assignenment
