Fixing of standard rents for permanent alternate accommodation in new building?

We are tenants in Mumbai and protected under Maharashtra Rent Control Act.

For our old rental flat we had paid 50k to the public trust for 330 sqft carpet area and were paying 400/- PM towards all inclusive rent except electricity.

Our old building is now Redeveloped and builder has deliberately deviated from the Consent Terms as well as floor plan to force us out.

Our queries:

What are consequences if we refused to accept possession due to change in floorplans with out our consent and reduction in actual carpet area from 330sqft to 310 sqft.

2) Builder is demanding 25 k PM rent exclusive property tax etc against 400/- PM that we were paying.

3) What should be all inclusive rent excluding electricity bill?

4) Will RERA be of any help?

Since the redevelopment project also to be registered with RERA the builder will come under the purview of the RERA, hence you can vent out your grievances and lodge a complaint before RERA or can even approach consumer distress redressal commission for relief and remedy
