In tamilnadu what is current stamp duty+regn charges for gifting property to son?

Sir/Madam,

My mother owns a property in TN and should would like to gift the property to her son. I have 2 questions here:

1. Which deed is appropriate for the above? ( Gift deed or settlement deed or GPA)

2. With minimum stamp duty+ registration charges how this property can be legally transferred. If so, what are the current charges by TN Regn. department.
