Patta related

We have a flat in Chennai constructed in a land which was owned by a single owner until i2001. The patta of the land was in the name of the previous owner. After that the house was demolished and this apartment which we have now have was constructed as five houses across 2 floors with each owner having the sale deed and the building agreement. But the patta of the land when we saw online recently is still having the name of the previous owner. Is this correct and in case of a building constructed with multiple houses as in an apartment who will own the patta now. Should we now act on the name change in Patta.? In case one of the owner wants to sell his flat will this be an issue in a apartment scenario.

Get the title of the land searched professionally by a local prudent lawyer, nothing can be presumed from the facts posted by you.

It appears to me that it is agricultural land and land conversion, approvals for construction may not have been obtained in a proper manner.  The registration and mutation might have not been done as per laid down law.  Please follow the expert advice of Dr.J.. Vashistha.

Assumptions in your response are incorrect.Its properly documented with approvals and the proces is very clearly done. Pls do not go away from the topic.Anyway I have got the expert advice from other sources.

May be the mutation in the revenue records is yet to be carried out. The occupants can initiate steps to complete the formality.
