What is the reason hat you are intending to cancel the registered sale agreement ?,without any valid reason you cannot seek cancellation of sale agreement, that too a unilateral decision to cancel the registered sale agreement cannot be taken except there is a gross violation o the conditions of agreement.  As far as registered power of attorney deed, it can be revoked by the principal even without citing any reason, by issuing a notice to the power agent and also communicating the same to the registrar.

As far as filing a suit relating to above two subjects,  without knowing the facts, it will not be possible to give proper advise.
