Rental agreement

Hi experts,

               I am from chennai and have rented a flat for rent. I and my owner have signed a agreement for a peiod of 11 months. The agreement states that " It is being executed on July 1st  2012 between the two parties" but there is a clause stating that it is commenced only on August 17th 2012  for a period of 11 months. Agreement also states a 2 month notice period.

             My owner has given me informal message that he is raising the rent from June 2013 that is before the agrrement ends.

             Due to that, I have planned to shift my flat immediately and I have also informed him about my vacation formally as well as verbally on June 1st 2013. I have also informed him about the payment of rent for june2013. But he is replying that he will deduct my july month also from my security deposit as it is 2 months notice period.

            Will there be any other way can i get my money back without deduction from my security deposit??

            Pls help me in this regard???

            What would be a better way to make him avoid the deduction?
