Specific performance of sale agreement

I have entered an agreement in Bangalore to sell my flat for 25 lakhs in 2001. I rcd an advance of 2 lakhs.The buyer failed to complete the sale in 6 months as per the agreement. I refused to proceed with the sale at a later date as the prices have since shot up. However the buyer who was already in illegal occupation of the property refused to vacate and sued me for specific performance in 2004 and I sued for eviction. I have won the eviction case and the matter is now in the high court. My question is If the court rules in favor of the buyer now , can I get the current market price or will it be the price as per the agreement or somewhere in between these sums.
