Will document details - does it appear in encumbrance certificate of a property

Dear All,

I am looking to purchase a land property which was attained by the current owner of the property (சித்ரகலா) from her husband (நாராயணன்) as settlement on 11-Apr-2023. Her husband got the property on 25-Mar-2023 through WILL document registered in 1973 and his parents died in 1994 as per the Settlement deed written. 

EC shows an entry on 25-Mar-2023 as "Nature/தன்மை - நீக்கறவு - Court Orders", Name of Executant(s)/எழுதிக்கொடுத்தவர்பெயர்(கள்) - இந்தியன் ஓ்வர்சீஸ் வங்கி பாப்பிரெட்டிப்பட்டி",  Name of Claimant(s)/ எழுதி வாங்கியவர் பெயர்(கள்) - ரங்கநாயகி

EC shows an entry on 11-Apr-2023 as "Nature/தன்மை - Settlement deed", Name of Executant(s)/எழுதிக்கொடுத்தவர்பெயர்(கள்) - நாராயணன்",  Name of Claimant(s)/ எழுதி வாங்கியவர் பெயர்(கள்) - சித்ரகலா

Please advise if it is safe and legal to proceed with purchase of this property. Won't the record related to WILL document appear in the Encumbrance certificate? Will there be any problem if I purchase the land now from சித்ரகலா?

You should get title dcouments clearly showing the property in the name of seller, the revenue documents requiered for sale deed must be clear and flawless. It is better to consult a local revenue practitioner to advise you properly
