Urgent: property under 2 indices

A flat that I am buying has a curious problem - the original sale (between builder and original buyer) is registered under a different index than the second sale (between original buyer and second buyer).

These are indices that go by the name of the village.
Hence 2 separate ECs show a transaction each.

1. What does that do to the title of the property? What is the risk I bear, if at all?

2. Can I buy the same as is  - OR -  do the transactions need to be consolidated under one index before purchase?

3. Would the sub-registrar consolidate the indices on mere application  - OR - any more is needed?
