Fraud, cheated lease agreement

lease agreement has been executed between lessee and lessor 10 yrs ago and registered for 1 yr only . amount above 5k, now after checking and sending him 106 top notice it was known that lessee dosent exist or he is no more but the sign on the agreement was that of the lessee and the cheques given were that of the person who signed , was a rude shock to us. now the tenent mentions that we have served legal notice to a dead person who is their father and advised us to serve legal notice to all the heirs as the lesseee is dead. tell us what to do the person who signed on the agreement is still alive and person who is signing the cheques has the same signature that of lease agreement. its a total fraud can the lease agreement be concluded as void and can the tenant be evicted as the notice has been sent.
