Rent agreement renewal

If I have a tenant who has  lived in my apartment for 22 months and wishes to renew the rent agreement for the 2nd time  for a tenure of 11 month; would it be advisable to have the rent agreement renewed under a different name (viz his wife or relative)- to make it look like a break in tenure;  or would it be okay to have it under his name?
Or could  you pls suggest an alternative?

No need to be too smart.  If the agreement is only for 11 months, with the lapse of every 11 months your tenant loses his right to continue until and unless the agreement is renewed for next term.

Earlier it was necessary to register rental agreements if the period is beyond 1 year.  Therefore it had become a smart practice to write rental agreement only for 11 months - But, now it is compulsory to register rental agreements irrespective of thier shorter durations.

Wish to Know the following for Rent Agreement Renewal

Owner Address:  owner is staying at different place

Tenant address:  tenant  is renewing.  Should it be same address

Is it necessary to draft agreement after 11 months.  Can 11 months be extended by mutual consent
