About notarization of a property document etc.

Sir,
Pl. clarify the following points;-
1. What is the legal importance if a property document is notarized by the purchaser from the Notary Public?
2. Whether a property document can be notarized from the Notary Public even after expiry of more than six months, if so what is the procedure?
3. What are the main points required to follow before Notarizing a property document?

Incomplete and vague querry e.g. what is the document you are mentioning? How it is affecting title, claim, interest and/or possession of the property? Certain documents are compulsarily to be registered, which is your's? etc. etc.

Notarised doc is a Document to claim property right,in personama, however, Sale deed must be registered. to create right in rem.

A title to the property or transfer of property from the vendor to the purchaser through a sale deed notarised but not registered will be invalid in law. While purchasing a property, the sale deed duly executed by the vendor should be registered before a registrar/sub registrar immediately by paying necessary stamp duty and registration charges meant for the purpose as per the stamp duty act of that particular state, then only the said deed attains legal status. So do not waste time and money for notarization, etc on such important documents.

A Notarized document, can not be stand as a valid document, before a court of law, in case of defending by the opponent.
