Addition of name in flat

(Querist) 14 August 2018 This query is : Resolved 
My aunt is having a flat in her name in a co-operative housing society in Mumbai. She wants to add her nephew's name in the flat and she has also put his name in nomination. I would like to know the procedure for that ? I would also like to know the difference between an Associate member and Joint member. I have come to know that a nominee is only a trustee of the property.

(1) A nominee is only a trustee and holds in trust the flat for the legal beneficiaries of the deceased owner,
(2) An Associate member, with consent in writing from the member, can (a) cast a vote at the time of election, (b) can stand for election and hold a post in the Managing Committee of a co-operative housing society, however the owner member can cancel his status of Associate member at his/her option,
(3) A joint member, on the other hand, is a joint owner of the flat,
(4) The alternatives for your aunt to make you an absolute owner or a joint owner is (a) to WILL the flat to you, in which case you become the owner after her demise, or (b) to execute and register a gift deed in your favour, for a part or whole of the flat as she deems fit.
