I am selling my house @ Hyderabad to a lady, who is H1B VISA HOLDER in US. She is giving "power of Attorney" (which is signed by Notary in US)to her father in Hyderabad.
My questions are 1) With recent change per sup court, what precautions I need to take as it INVOLVES power of attorney? 2) Is there a format for agreement of sale for such a transaction? 3) Can I accept money from her US bank account? Any precaution?
Urgent help will be appreciated

The POA is valid. The money can be taken but in INR only.
For draft sale agreement engage a legal professional.

To PA holder you can sell the property, supreme court judgement doesn't affect you.

In addition to above, adjudicate Power of attorney at the office of the collector, when it come at INDIA within 3 months under section 18 of the Indian Stamp Act.
