Loss Of Title Deed Mortgaged by bank

Sir,
My Father took home loan from Punjab National Bank 10 years back. within a period of few months he was informed that the title deed mortgaged has been lost from bank. there was no theft / robbery / natural-human calamity. only the deed and few drafts were reported to be missing.Since last 10 years we have been trying every possible thing but to no use.The managers keep on getting change and so does the staff therefore nobody takes the responsibility to answer. we filed complaint in "ombudsman", they initially assured us as the case was in our favour but later we received an answer that the bank is not liable for the same.
we are ready to pay back the remaining amount toady and want that the bank should get the property transferred in the name of my Mother and give us the title deed and nothing else.
->Are we expecting more?
->Is the bank not liable?
->What if the loan amount have been snatched from me in front of the bank,would I be held liable to pay the loan or not?

My father is 50+ and he cannot take it any more. its already been 10 years almost :(

is Indemnity clause a must in agreement of sale

does inclusion of indemnity clause weaken
an agreement of sale for a landed property ?
Is this is a must in sale deed.

how is a buyer benefited and a seller not
benefitted or vice versa by this indemnity clause in the above or any document.

can an agreement of sale & GPA be clubbed into one document

agreement of sale entered into by seller and buyer of a landed property wherein the seller
gives GPA powers to the buyer thus combining
both agreement of sale as well as GPA into a single document, though they fall under two different acts. Is this document valid or not.

Reg. obtaining duplicate N.S.C.

I have pledged orignal N.S.C. with Bank against loan taken from them. I have paid amount of loan but banker lost my orignal N.S.C. and the same matured in this month. Please advice, how can obtain duplicate N.S.C. and what is documentation required with full procedure for this purpose.

Need for registration of Power of Attorney - Karnataka

In Bangalore,can a power of attorney executed by the seller on Rs 100 stamped paper is acceptable ? The POA empowers the POA holder to execute sale deed for a specified immovable property. The Power of Attorney document is not registered but notarized. Can the POA holder represent the seller and execute the sale deed ?

Issued cheques are invalid when mode of operation is changed

I have issued an cheque having mode of operation is Either or Survivor. But later on the mode of operation is changed to joint and i need such written information which shows that the issued cheque with single signature at the time of Eithor or Survivor mode becomes invalid due to change of mode of operation.

Actually, i have issued a cheque in March and the mode of operation is changed to Joint in May, while the cheque issued in march with single signature is presented for payment in September and got dishonoured on the ground that " Double Signature Required ". Where as the cheque become invalid because mode of operation is changed. SO I NEED SUCH KIND OF INFORMATION WHICH IS LEGALLY ACCEPTED.
