Request for giving advice.

Respected Sir,
It is intimated that I have purchased a flat in Zirakpur, Punjab and the dealer has demanded Rs. 3000/- for the issuance of Non-Incumbency report as certificate issued by Patwaari and 13 years property records for the purpose of valuation of property by the empaneled advoate of PNB Housing Finance Bank and I have paid all fees for valuation of property in advance by way of demand draft in favour of PNB. But I do not know why the dealer has demanded Rs. 3000/- for non-incumbancy report and 13 years property records.

Kindly advice is this type of non-incumbancy certificate issued by Patwaari or not and also intimated why 13 years records is needed for valuation of property or not.
Please note may be Incumbancy report or Non-Inbancy recport/certificate issued by Patwaari.

It is requested kindly guide me in this matter.

Information regarding relinquishment deed or release deed

Respected Experts, I am Loan Consultant as a Profession one of My Client want to take a Home Loan under Scheme Pradhan Mantri Awas Yojna. There is a missing of sales deed of that Property which is done in favor of his Grandfather in the Year 1985. He inherited property by his father. They are Two brothers and three sisters in family after his father. They make a Release deed in favor of his one brother in registrar. Now He want to take a Home Loan my question is that Release deed is a valid document for taking a Loan. I also verified that there is no charge created on that property in City Survey Office and in Nagarpalika and also in Registrar. So is He eligible to make a equitable mortgage of property on the basis of that relinquishment deed or release deed? Suggest me a way to deal with that case. Thanking You all.

Lost doucments

Sir, i have lost my wallet which carries PAN card, Driving licence, Motercycle RC.
CurrentIy I don't have the insurance and PUC of my motercycle also.
To apply for reissuing of RC, i need to have valid Insurance and PUC done.
please help to guide me the procedure if i do not have valid insurance and PUC, how could i reissue the RC.

What should be AMOUNT of STAMP PAPER if a person is GIFTING MONEY via cheque/RTGS to his relative. Both parties belong to Delhi.

Can i get a third person's fir/police complaint copy under?

There is a person due to whom I am facing lawsuit.

Earlier also he was arrested for a reason and then out on bail and they monetorily settled the matter.

Please tell me whether based on that person's name, address and complainant's name and address I can get the FIR/Complaint copy from the concerned Police Station?

Will with signatures of beneficiaries

Does a Will become legally invalid if the beneficiaries of the will have also signed in addition to the two witnesses ? The beneficiaries were made to sign the will to make sure that they do not challenge the authenticity of the will in future. The testator does not have any other legal heir, other than the beneficiaries who have signed the will.

If a testator cannot sign due to physical disability / illness can he/she affix thumb impression ? Does this require attestation by a third witness or a notary or registrar ?

Is it necessary to get the above will notorised ?

The form of nomination (bye-law no.32) for use chs at mumbai

1. I wanted to know why the above referred form which is available at many stationery shops in city of Mumbai is just published in "SINGULAR" that is : I shri/shrimati so and so etc.. and not as : I/We -------------- am/are the members of so and so CHS etc... as majority of the flats in Mumbai are invariably held in Joint names. I am seeing this format for the last atleast 40 Years. Why the Co-operative Department is not looking in such matters.???
2. When there are say 2 Nominees mentioned for a flat, the matter at Sr.No.5 of this form says that the "Property should be transferred to ______________( The first named Nominee on his/her complying etc.... So even if there are two nominees, the property will be transferred in One Name (First Nominee) only and not in Joint Names(That of both the Nominees). Assuming there are no other legal heirs, can the Society transfer the property in names of both the Nominees or only in favour of first nominee only. Please clarify.

Sale deed lost by bank

Hi,

My sale deed is lost by Bank, My father who is original owner of the house has passed away, Loan was closed way back in 2008 but Bank is unable to locate the sale deed. No Communication has been provided by Bank on this, everytime query is made standard answer we are searching.

what should I do?

Obtaining Death Certificate

Hello Sir,
My name is Larsen and my great grandma passed away in 1962 and her final burial rituals were conducted as per Roman Catholic law in one of the church in Mumbai. The concern is that this church doesn't have any proof of her burial and even we do not have any details of her death. my grandfather along with his two sons hv all passed away leaving behind a house which we are unable to register without a valid death certificate. We do have 3 witnesses that gave testimony about the burial n are advanced in years around 78 plus age. How can we proceed to legally obtain the death certificate..
Kindly advise..
