Non-reduction of Interest rate on home loan

Hi Experts,

I had taken home loan from a private bank on floating rate of interest. The bank increased the rate of interest at very fast speed from 7% to 12.75%. But as the interest rates are going down, the bank has reduced the rate just to 12.25%. For more reduction in interest rate, they are offering some plans by payment of 1% or 2% of outstanding amount and getting the interest rate reduced to 11% or 10%.

Now my question is that is all this ethical and legal on behalf of the bank? What can I do?

Leakage in flat.

I am facing problem of leakage of water from bath room and latrine from flat above my flat. Despite several requests, the owner of flat above me are not getting their bath room and latrine repaired contending that leakage is from out side pipes and should be repaired by the coop society. Society contends that leakage is due to defect in above flat and it should be repaired by its owner.Owner of flat is not cooperating for getting repairs done even at my cost.
I reside in Gujarat.

What is the legal remedy for me? How can I compel said flat owner to get repairs done. Society is ready to get it repaired if it were problem of outside pipes.

Denial of insurance

In an MACT case, the respondent insurance company has specifically denied the fact that the offending vehicle was insured by it.

Now the insurance company has moved an application u/s 170 of MV Act to take all defences that are available to the owner and driver of offending vehicle.

Please advise how to oppose. Is there any case-law on this point.
