Mhada noc required for purchasing flat in the building

The building has been constructed after taking MHADA NOC. The plot is owned by MHADA which is taken on lease for 90 years and the building has been constructed. The question is will there be a need of MHADA NOC separately for selling/ purchasing any flat in this building even if MHADA NOC is already there with the society?

** Note: There are banks which has stated that only NOC from society is enough while there are banks (example: Axis bank) who demand separate NOC from MHADA too.

Opposite lawyer not endorsing for oral mentioning-

We, a group of employees filed a contempt petition in the Supreme court. Our case was last listed on 08-02-21, but not taken up on that day. The case was not listed afterwards. We were informed that the opposite lawyer is not endorsing for oral mentioning. If the opposite lawyer never endorses with an intention to drag the case, what is the way for us to hasten up the proceedings?

Neighbour encroached my site. please help on next steps

Respected lawyers of the forum,

My father owns a vacant site which he bought in 2000 in Bangalore North, it was 30*60. However subsequently our neighbour has purchased site next to ours from the same land owners the site size was 50*60 however it was registered to them as 55*60 in 2010. In 2015 they have built their house which clearly encroaches into our site and have taken our 5 feet reducing our site size to 25*60, however they show documents that shows that they were registered that extra 5 feet by the land owners. They have a compund wall covering upto 3 feet and then their structure is built.

Now we have tried to settle amicably but the neighbour is not cooperating. We have all the title deeds, khata, property tax paid receipts etc to prove our ownership of the site for 30*60 from year 2000.

I really want your help in next possible steps.
Can we remove their compound and claim the 3 feet inside it, if not what other ways are there for us to recover or get compensated for this.

Thank you,

Jeevan

Capital gains for inherited property

I inherited land in 1998 from my parents (after their death) which was inherited by my father from his father(my Grand father). My grand father was the first Diglot Pattadar from the then Government. Now I want to sell the property. This land is declared by Government as Agricultural Land suitable for House sites. In my understanding I can not claim this as non capital asset. If I have to compute the CG how do I get the cost of acquisition.

Thank you
