How to transfer property in my mother name my father is missing since fourteen years.

Dear Sirs, we have property in New Delhi DDA market and my father is missing since fourteen years. We are no brothers and sisters and The original owner of this property was your great grand father who made a register will in court there of in favour of my father. and after my father missing. And I have complaint in police station.

(1) How to transfer property in my mother name.

(2) Then please advise whether she can make a One time WILL in my name for the said property ?

(3 Does my aunts have any right in claiming the this property?

(4) Can I give my father property on rent to anybody?

Seven years remaining untraceable, one is deemed dead and thus, legal heirs inherit as per HSA. Mother can make a will of only her share and not yours. Your aunts may challenge original Will vide which your father got the title. You and your mother can deal with the property as you both like

1. Based on the "registered will of grandfather in favor of father", the legal heir of father (Mother + Son), may duly execute and register a "Family Settlement Deed" with the relevant strategic clauses and relevant documents (police complaint etc.... ), based on which the property can be delegated only to Mother or to Son or both or donated or whatever.

2. Based on the "registered will of grandfather in favor of father", the legal heir of father (Mother + Son), may duly execute and register a "Lease Deed" and lawfully rent the property, without any references or claims of any other relatives, whosoever.
